Efforts are underway to support the development of affordable housing in Muskoka!

The Opportunity

In February 2023, the District applied for funding from the Canada Mortgage and Housing Corporation (CMHC) through the Rapid Housing Initiative (RHI) to construct a new affordable housing building in Bracebridge. The build site is located at 100 Pine St. Bracebridge, on District-owned property directly behind McVittie Place.

To put forth a competitive submission to CMHC, the District had to commit to very tight timelines for the proposed build. Site preparation (including tree removal and grubbing) began this past spring to ensure the site was shovel ready if CMHC decided to support the project.

On July 11, 2023, notification was received from CMHC that the District’s application for RHI funding was not successful.

“On August 25th, CMHC shared with the District that they had received 769 applications from across Canada for round 3 RHI funding. CMHC had $1 billion available in funding to award under the Projects Stream, while the total value of received applications amounted to $5.2 billion. It is clear that the RHI round 3 funding was very over-subscribed, and therefore highly competitive. As a result, CMHC had to turn down some very strong applications, including that which was submitted by the District of Muskoka - meaning that unfortunately, the District was not successful in application for RHI funding for 100 Pine St under this current round.

This funding decision will not deter us from continuing to plan the much-needed affordable housing on this site. In fact, the site being near shovel ready now makes this project even more appealing to potential funding opportunities made available to the District. District staff will continue to investigate alternative funding sources for this project and report on opportunities to the District's Community and Planning Services Committee and Muskoka District Council.” Arfona Zwiers, Commissioner of Community and Planning Services.


What’s Next?

Muskoka District Council recognizes the need for, and is committed to, the creation of affordable housing in our community. Council is committed to moving this project forward and District staff are actively exploring alternative funding sources.

If funding can be secured, the current plan is for a 3-storey building that will include a mix of 1-bedroom and studio units, for a total of 29 units.
